Lease Agreement
This Lease Agreement ("Lease") is made and effective on the Text day of Text Text ("Effective Date") by and between {Landlord Name} ("Landlord") and {Tenant Name} ("Tenant"). Landlord and Tenant may be referred to herein collectively as "Parties" or individually as "Party."
1. Property Description.
Landlord agrees to rent to Tenant and Tenant agrees to rent from Landlord the property described as {Description of property (apartment, condo, house, building, etc.)}, including {List other buildings, garage, etc., if any} located at {Property Address}, ("Property"), together with the {List appliances, furnishings, fixtures, and other personal property, if any} in the Property.
2. Lease Term.
This Lease begins on {LeaseStartDate} and:
Landlord can choose one of the options below.
Fixed. The Lease will continue until {LeaseEndDate}.
or
Month-to-Month. The Lease will continue on a month-to-month basis and remain in effect until terminated by either Party, subject to Lease terms.

3. Rent.
Tenant agrees to pay to Landlord as rent for the Property ${Amount of rent} per month ("Monthly Rent") due and payable in advance by the {Day} day of each month (“Due Date") for the term of this Lease hereof. Upon signing this Lease, Tenant shall pay Landlord the first Monthly Rent payment along with the security deposit (described below). Monthly Rent shall be payable to {Landlord Name} at the address of {Landlord Address}. Monthly Rent shall be payable by {List accepted methods of payment, if any} or as otherwise directed in writing by Landlord.
3a. Late Fees.
If Landlord does not receive the full Monthly Rent payment on or before the Due Date, Tenant shall pay Landlord a late charge of ${Late charge amount in numbers} plus ${Additional day late fee in numbers} for each additional day until all Monthly Rent is paid in full. In the event Tenant incurs a late charge, an invoice with the amount of such late charge will be mailed to Tenant and will be payable with the following Monthly Rent payment. Partial payment of Monthly Rent shall be deemed nonpayment and Tenant shall be subject to late charges as set forth above.
3b. Returned Check Fees.
If the bank returns the Tenant's check to Landlord due to insufficient funds or for any reason, Tenant shall pay Landlord a returned check fee of ${ReturnedCheckFeeAmount}, plus any bank charges.
3c. Legal Proceeding Costs.
Where permitted by law, all court costs, costs for the preparation and filing of legal documents, reasonable attorneys' fees, and other related costs of legal proceedings that may be incurred by Landlord in enforcing any of Tenant's obligations under this Lease shall be paid by Tenant.

4. Security Deposit.
Upon signing this Lease, Tenant shall provide Landlord with a security deposit of ${Security deposit amount in numbers} ("Security Deposit"). Where required by law, the security deposit shall be held by Landlord during the term of this Lease in a separate account at {Financial Institution name and address}. In the event of a Tenant default under this Lease, Landlord shall have the right to use, apply, or retain all or any portion of the security deposit for the payment of rent or Landlord's costs and expenses incurred as a result of Tenant's default.
Within thirty (30) days after this Lease ends, Landlord will refund the Security Deposit to Tenant after taking any deductions. These deductions may include unpaid rent, costs to repair damage to the Property beyond normal wear and tear, costs to remove any improvements or alterations, and other unpaid charges owed to Landlord under this Lease.
Landlord will include a list of any deductions when Landlord refunds the remaining security deposit to Tenant. Tenant must provide Landlord with a forwarding address in writing to receive the security deposit and list. If Tenant fails to provide a written forwarding address, Landlord will send the security deposit and list to Tenant's last known address. Landlord is not responsible for Tenant's failure to receive the security deposit.
5. Use and Occupancy.
Tenant shall use and occupy the Property for {Enter acceptable use of property, such as private, residential, business, professional, or commercial use only}. In addition to the Tenant, the following people may occupy the Property during the term of this Lease: {List the names and dates of birth for all other permitted occupants, if any}. Tenant shall not use or permit the use of the Property for any improper, offensive, illegal, or unlawful purpose or activity. Tenant is entitled to the peaceful and quiet use and enjoyment of the Property in accordance with the terms of this Lease.

6. Utilities and Expenses.
During the term of this Lease. Tenant shall be responsible for payment of the following utilities serving the Property: {List all utilities for which Tenant is responsible}. On or before the Lease Start Date, Tenant shall establish an account with the provider of each of these utilities.
Landlord shall provide {List all utilities for which Landlord is responsible}, the cost of which is included in the Monthly Rent.
7. Maintenance and Repairs by Tenant.
During the term of this Lease. Tenant shall provide timely notice to Landlord of conditions in the Property that need repair, including conditions that pose a risk to the Property or Tenant's health or safety. Tenant shall maintain the Property, including the appliances, furnishings, fixtures, and other personal property, if any, in a clean, safe, and sanitary condition. Tenant shall also {List other specific maintenance or repairs for which Tenant is responsible (grass, snow removal, garbage, etc., if any)}. Tenant shall pay for all repairs, replacements, and damage caused by Tenant or Tenant's family members, visitors, guests, and invitees. Tenant shall obey all instructions, written or otherwise, of Landlord for the care and use of the Property and all applicable laws, ordinances, rules, and orders of any governmental authorities affecting the use of the Property. Tenant's failure to maintain reasonable care of the Property or timely report conditions requiring repair may affect Tenant's ability to receive a full refund of the security deposit.

8. Maintenance and Repairs by Landlord.
Landlord is responsible for ensuring that the Property complies with all relevant federal, state, and local laws, as well as building and housing codes applicable to the Property. Upon receiving notice from Tenant, Landlord must complete any necessary repairs and replacements within a reasonable time. Landlord is not liable for any damage to or loss of the Tenant's personal belongings, unless such damage or loss is intentionally caused by Landlord. Any personal property left by the Tenant after the lease ends will be considered abandoned by Tenant. Landlord will handle the abandoned property according to legal requirements, which may include keeping, removing, or disposing of it at Tenant's expense. Landlord's repair and maintenance obligations are contingent upon Tenant timely notifying Landlord of any conditions requiring Landlord's attention. Landlord is not responsible for damage to or loss of Tenant's property caused by acts of neighbors, Tenant, or Tenant's family members, visitors, guests, or invitees. Tenant is responsible for the cost of repairs caused by Tenant's actions.
9. Renter's Insurance.
During the term of this Lease. Tenant (Landlord may check one of the options below):
is required to obtain and maintain a renter's insurance policy during the entire term of this Lease. Upon request, Tenant shall provide Landlord with evidence of Tenant's insurance policy. Landlord retains the right to hold Tenant responsible for any loss exceeding Tenant's insurance coverage.

10. Access to Property.
Upon reasonable notice during the term of this Lease, Landlord may enter the Property to make inspections, provide services, make repairs, and show the Property to prospective tenants or buyers. No notice is required in the case of an emergency.

11. Alterations and Improvements.
Tenant shall not make any alterations or improvements to the Property without the prior written consent of Landlord. Any alterations or improvements to the Property completed without Landlord's written consent shall be removed by Tenant on demand from Landlord at Tenant's own cost and expense. Any alterations made with written Landlord approval shall become the property of Landlord once completed and paid for by Tenant.
12. Assignment and Subletting.
Tenant shall not assign, sublet, or transfer all or part of the Property or give accommodation to boarders or lodgers, without first obtaining prior written consent of Landlord. Any assignment, subletting, or other transfer made by Tenant without the prior written consent of Landlord shall be voidable by Landlord and shall be cause to terminate this Lease.
13. Termination.
If Tenant fails to comply with the terms of this Lease, Landlord may terminate this Lease by providing appropriate notice to Tenant as required by law. For a month-to-month Lease, either Landlord or Tenant may terminate this Lease by giving at least [Number of days] days' written notice to the other party. For a fixed-term Lease, the Lease will terminate on the specified end date. Upon termination, the Tenant shall vacate the Property in clean and undamaged condition, except for normal wear and tear from reasonable use and remove all Tenant's personal property. Any personal property remaining in the Property after termination of this Lease shall be considered abandoned, and Landlord may keep such property or have it removed at Tenant's expense and in accordance with local laws.

14. Default and Remedies.
Tenant's failure to comply with the terms and conditions of this Lease shall be considered a default by Tenant of the terms of this Lease. In the event of a Tenant default, Landlord shall have the right to pursue all rights and remedies available at law including, but not limited to, termination of this Lease, eviction, reimbursement from Tenant to Landlord for all the costs and expenses resulting from Tenant's default, and the recovery of damages, reasonable attorneys' fees, court costs, and other expenses associated with Tenant's default.
15. Disclosure of Lead-Based Paint.
(Landlord may check one of the options below.)
Because the Property was built after 1978, a lead-based paint disclosure is not required under applicable law.

Lead Warning Statement: Housing constructed before 1978 may contain lead-based paint. Lead from paint, paint chips, and dust can pose health risks if not properly managed. Lead exposure is especially harmful to young children and pregnant women. Before renting pre-1978 housing, landlords are required to disclose any known presence of lead-based paint and/or lead-based paint hazards in the dwelling. Tenants must also receive a federally approved pamphlet on lead poisoning prevention.

16. Governing Law and Venue.
This Lease shall be governed by and construed in accordance with the laws of the {State}, without regard to its conflict of laws principles. The Parties agree that any legal action or proceeding arising out of or relating to this Lease shall be brought exclusively in the courts of {City/County}, {State}.

17. Entire Agreement.
This Lease represents the entire agreement between Landlord and Tenant and replaces all prior agreements, understandings, and communications. This Lease may only be amended or supplemented in writing and signed by both Parties.
